24 Ranch Homes Planned With 3 Backyard Sizes 

DENVER, CO—The demand for new construction homes has never been stronger. The healthy and energy efficient features, combined with the latest technology and trends, have influenced more homebuyers, but inventory has been limited. Local builder and developer Village Patio Homes announced the opening of Sunrise Village at Arvada Overlook, a community of single level, luxury ranch homes. 

Lance Chayet of Hanover Realty, exclusive Real Estate Broker and Realtor for the neighborhood, says Village Patio Homes plans to build a total of 24 ranch homes when Sunrise Village at Arvada Overlook is completed. He emphasized that the neighborhood was not being built in a Metro Tax District, which adds a significant increase to property tax. 

The first phase of four ranch homes is ready to begin construction with The Cottage Series designs. These single-family homes range from 1637 to 3054 square feet of living space, with six variations for each one with Maintenance Free Front and Fenced Backyards. In addition, each home includes an oversized, two-car garage that is uniquely designed to enhance curb appeal. One garage bay faces the front and the other faces the side of the property. 

Chayet says Village Patio Homes did extensive research into housing needs for the region. The same developers behind the success of Parkview Village, in Westminster , as well as Terrace TownHomes www.MyTerraceTownHomes.com recognized that single-level living and low maintenance property enable the ease of aging in place. ADA-compatible features, like 36-inch wide doorways per plan, enable homeowners to continue to live safely and comfortably as they age. 

Exterior maintenance, including lawn care and trash and snow removal, is covered by the HOA fee, making it even easier to enjoy a relaxed home life. Each home in Sunrise Village at Arvada Overlook will also include a spacious kitchen with granite countertops, a large center island and pantry, 42-inch wood cabinetry, and ENERGY STAR-certified, stainless steel appliances. A gas log fireplace with a tile surround and wood mantel is standard in the homes, along with an impressive owner’s suite. Details like French doors on the study and coffered or vaulted ceiling distinguish the interior. The builder’s “Built GreenSide” approach incorporates eco-friendly methods, materials, and systems. The patio homes have a 95% efficient furnace with whole home ventilation; double thermopane, low-E argon-filled windows; R-49 roof insulation, R-21 wall insulation, LED bulbs throughout the home, and a programmable thermostat.

“We want happy homeowners,” explains Chayet, who received two awards from the Denver Metro Association of Realtors (DMAR) earlier this year. “To achieve that goal, we believe people deserve a higher standard, rather than having to pay for upgrades. We encourage customers to shop around and then compare other homes and neighborhoods with ours. We’re confident the difference is evident.” 

Part of the quest for “happy homeowners” includes options for a 12-month rate lock, a cancellable reservation process, and a trade-in program. Village Patio Homes also negotiated a guaranteed supply of building materials with a locked-in price so that buyers won’t be hit with the unwelcome surprise of a price increase, a common occurrence in the past year, due to shortages. 

The “Move Once” Program 

Buying a home while also trying to sell your current home can be a balancing act. Buyers need to time the closing on their new home with the sale of the other one, to avoid moving twice. Village Patio Homes developed a solution, called the “Move Once Trade-in Program”. Chayet and his team at Hanover Realty will list the home, accepting a reduced commission on the sale. 

“We assess the property’s value and list it for the price it should get,” Chayet explains. “We don’t rush to put it on the market until the foundation is in. It takes away one big issue that comes with making a move.” 

Community living 

Sunrise Village at Arvada Overlook is planned as a true neighborhood. A community park with pergolas and benches encourages get-togethers with family, friends, and neighbors.
